How Are Rental Rates Determined?
There is no maintained database to draw upon. We continuously monitor the market for current rental rates. There is a risk to over price the home so that it sits vacant for a long time. Over pricing of property by agents is sometimes done in order to get a listing. This is what an owner wants to hear, but often leads to an unhappy client because of a long vacancy.
Who Is Liable?
The owners are responsible, and if negligent, the property manager may be too. However, with our experience and education, liability is usually mitigated
Who Pays For Advertising?
The owner normally does however we have a contract with several local newspapers and we share savings with you.
How Long Does It Take to Rent A Home?
Presently there is no shortage of rentals. Figure at least 60 days. Sometimes less, sometimes more, We are aware of your concern to get rent coming in as soon as possible. However, we want to be careful whom we chose to occupy your house. These are usually strangers and it is not wise to rush the process.
What Does Maintenance Cost?
General maintenance runs about $45.00 per hour. Emergency and highly skilled costs will run more.
How Long A Contract Do You Require?
We write our contracts for one-year minimum. However, you may cancel after 6 months with a $100 charge. After one year there is no cancellation charge.
Explain What Full Time Means?
There are Real Estate licensees with other careers that perform Property Management duties. Sales agents /brokers perform Property Management duties for supplemental income. The question arises; What business are they in? The #1 problem here is that they often are not properly trained. Being licensed does not mean the person has been trained. The #2 problem is that they do not have the time to be properly educated nor the time to do the job correctly. Another question arises: Do I Want My Valuable Assets Managed By Part-Timers? They probably charge less, but we submit that it is too important a service to leave in the hands of untrained people.
What is included in your basic services?
You are entitled to know clearly what is provided at the onset. Here are the services included: 1 .Preparing advertising and showing the property. We physically show each unit which is cost and labor intensive, thus the reason for the leasing fee. If we don't rent, we don't get paid

Screen prospects and verify they meet our qualifications, credit check, check history, rental history, income, employment, credit score. 5. Prepare rental agreements and move-in documents and conduct property orientation with tenants 6. COLLECT RENT - our most important function 7. Manage vendors and repairs 8. On call 24/7 for maintenance emergencies 9. Pay owner invoices 10. ACH payments for owner draws deposted direct in your bank 11. Prepare monthly owner statements with copies of invoices 12. Enforce tenant rules and regulations 13. Deal with complaints from tenants, neighbors and authorities 14. Perform eviction duties and court attendance 15. Perform move-out inspection and scheduling rent-ready prepapration
