The THE RESIDENTIAL CERTIFIED RENTAL PROGRAM was created by and is an exclusive offering of Spinnaker Properties, Inc. . We have been tenants and have managed properties all around the greater Indianapolis area. Listening to tenants with their needs and complaints has given us a consensus of what you want.

1. You want to be treated as a customer, because that is what you are.

2. We suggest you chose your landlord before you choose your property. With our certification program we will certify that the rental will be managed by a professional manager. Not all, but most customer abuses are caused by mom and pop operations. Some owners hire agents to do leasing only; this has resulted in problems in some cases. Leasing agents may promise things that the owner will not or cannot deliver. Perhaps the owner didn’t authorize what the agent promised. Too bad, the agent collected their commission and is long gone.

3. We will certify that the rental has been professionally cleaned.

4. We will certify that the carpet has been steam cleaned – not shampooed. Shampooing surface cleans only. Steam cleaning deep cleans and gets rid of critters hidden in the fibers.

5. We will certify that the locks have been changed.

6. We will issue you a signed certificate stating the certifications mentioned.
